As summer comes to a close, we receive the latest news on the state of Florida’s real estate market through the first half of the year. Is there a return to normalcy in the near future? Florida Real Estate Headed Back to Normal?
According to the latest numbers by Florida Realtors, it looks as if Florida finishes out the second quarter with a glimpse of normal in its future. First and foremost, single-family inventory is on the rise in June. New listings increased by 22%. We are by no means out of the woods yet but certainly headed in the right direction.
A Rise in All-Cash Sales
All-cash sales are on the rise, with 31% of all sales in June 2021 being cash. There are two reasons for this increase. The first is that a higher percentage of sales were luxury homes, and the second is a higher level of investor activity in homes in the mid to low price range.

Let’s take a look at the numbers for June 2021 compared to June 2020.
- Single-family homes: Closed sales totaled 34,165 for an increase of 23.6%, while median sales prices are $351,000 (an increase of 24.5%).
- Townhouses and condos: Closed sales totaled 16,155 for an increase of 79.6%, while median sales prices are $356,945 (an increase of 22.4%).
