Florida’s April 2021 Real Estate Market Update
According to Florida Realtors, April continues the trend of 2021 by remaining strong and steady with minimal changes. However, we are still seeing significant improvement compared to April 2020. Here are the key highlights you need to be aware of as a seller or buyer:
- A severe shortage of inventory continues, especially for single-family homes, which is driving the price of homes up.
- Buyers can still take advantage of rock bottom interest rates on 30-year-fixed mortgages, which is currently averaging about 3.06%
- Single-family homes – Total sales were 33,264, which is an increase of 54.4% compared to April 2020. On the other hand, the average price per home was $336,264, increasing 22.4% year over year.
- Condo-townhouses – Total sales were 17,330, which is an increase of 130.9% compared to April 2020. On the other hand, the average price per home was $250,000 for an increase of 19.6%.
The bottom line is that whether you are a buyer or seller, it is important to strike while the iron is hot in this fast-paced seller’s market.
